The Delhi-NCR real estate market is set to witness a significant transformation with the entry of global luxury fashion brand Elie Saab into India’s residential sector. Leading developers M3M India and Smartworld Developers have announced a strategic partnership with the Lebanese designer to develop ultra-luxury branded residences in Gurugram and Noida.
The collaboration involves a total investment of approximately ₹3,500 crore and will deliver close to 950 “Signature Residences” across two premium locations in the National Capital Region. This marks Elie Saab’s first residential real estate project in India, positioning the country alongside global markets such as Paris, London, and Dubai where the brand already has a presence.
According to the developers, the projects aim to cater to a growing segment of high-net-worth individuals seeking branded living experiences that combine architecture, design, and global lifestyle standards.


Gurugram Project on Dwarka Expressway
The Gurugram development is located in Sector 111 along the Dwarka Expressway and forms part of the Smart City Delhi Airport (SCDA) zone.
The project will feature 300 ultra-luxury four-bedroom apartments, with unit sizes ranging from 4,200 sq. ft. to 4,650 sq. ft. Key features include waterfront-facing residences, wrap-around balconies, and private Jacuzzis. The apartments are priced starting at approximately ₹15 crore, translating to nearly ₹37,000 per sq. ft.
The Gurugram project involves an estimated investment of ₹2,000 crore and is positioned close to the Indira Gandhi International Airport.
Noida Development in Sector 98
In Noida, Smartworld is developing a mixed-format luxury project in Sector 98. The development includes 200 premium three- and four-bedroom apartments, along with 480 one- and two-bedroom service suites.
The residences overlook a golf course designed by Phil Ryan, offering expansive green views. Luxury apartments are priced between ₹9 crore and ₹12.5 crore, while service suites start at around ₹3 crore. The Noida project carries an investment of approximately ₹1,500 crore and benefits from connectivity to the Noida Expressway and the upcoming Jewar International Airport.
Focus on Branded Living and Design
Both projects will feature interiors curated from the ELIE SAAB Maison collection, with furniture and décor crafted in Italy. The developments emphasise low-density living, with only three to four residences per floor, along with amenities such as private clubhouses, wellness facilities, rooftop pools, concierge services, and lifestyle lounges.
Commenting on the collaboration, Pankaj Bansal, Promoter of M3M India and Founder of Smartworld Developers, stated that branded residences are gaining strong traction among Indian buyers who value global design standards, attention to detail, and curated living experiences.
Growing Demand for Branded Residences in India
The Elie Saab partnership follows earlier branded residential collaborations by M3M with international names such as Trump Towers and Jacob & Co., highlighting a growing trend in India’s luxury housing segment. Industry experts note that branded residences are increasingly viewed as long-term value assets due to their association with globally recognised brands.
The combined revenue potential of the Elie Saab projects is estimated at around ₹8,300 crore, with possession expected by 2030.
